Sat Nav use our Postcode IM7 3EJ but please ensure that you end up seeing the correct name signage at the end of the lane ‘Ballacamaish Farm Cottages’ because systems vary! If in doubt, call Sara on 07624 488313

What3words = RUGS/INTRIGUED/REGULATED for the entrance to our drive

We recommend that you need your own vehicle to reach us as the A19 is not on a regular bus route.

We have two large signs either side of the entrance to our drive BALLACAMAISH FARM COTTAGES

Arrival and Departure Times2025-11-23T13:17:47+00:00

Unless special arrangements have been agreed, check in can be any time after 4pm but please let Sara have an ETA in advance by a call or text to 07624 488313. Guests are required to vacate promptly by 10am please to allow for thorough cleaning as we often have a same day changeover  during busy periods. Will anyone be there to meet me?2025-11-23T12:51:28+00:00

Yes, Sara lives on site so will always meet guests, unless you have stayed with us before. All cottages will be unlocked, with the key inside so you can go straight in. Please note that all the cottages have safety thumb turn locks which do NOT require a key to exit. In any event, please let Sara have an ETA by e-mail to ballacamaishfarmcottages@manx.net in advance or by WhatsApp/call/text to 07624 488313 on the day of your arrival. We understand that guests will often be arriving late because of the ferry timetable – this is not a problem, however late your sailing may arrive in Douglas. If you are unsure of directions on route then please call Sara. Most guests do find us quite easily – it is the odd Sat Nav that will cause problems!

Where exactly are the cottages in relation to the farm?2025-11-23T12:53:42+00:00

As you travel down our long concrete lane you will see the main farmhouse straight in front of you. Sunset View Cottage is white and the first building you will reach, on the Right side of the lane and has its own parking right outside the front door. Harvest & Lavender Cottages are situated behind the main farmhouse, so follow our drive ‘through the garden’ and round to the Right, which will take you to the parking in front of Harvest & Lavender, both of which have a name plate which will be clearly visible to you. None of the cottages are visible from the road.

What DON’T I need to bring with me?2025-11-23T12:55:05+00:00

All bed linen & personal towels (1 bath sheet + 1 hand or bath towel per person, smaller sizes for young children) are provided.

In our kitchens you will find tea towels, w/up liquid & brush, dishcloth, Brillo pads, hand soap, spray olive oil, salt & black pepper grinders, foil, kitchen paper towel roll, spray cleaner (eg Flash), tablets for dishwasher, bin liners, tea bags/coffee (inc decaff) /sugar/fresh local milk – green by default but red or blue can easily be supplied if you ask. A cafetiere is included in the kitchen equipment.

In our bathrooms you will find hand soap, shower gel, shampoo & conditioner + generous supplies of toilet rolls. We also provide hairdryers. (Please note we have a septic tank so NO wipes etc can be flushed, whatever they may say on the packet! Usually, the small print does say not to flush)

Sunset View can be set up with a shower stool and/or frame around the toilet, on request.

Can I bring my dog or another pet?2025-11-23T12:56:33+00:00

Unfortunately not. Only properly trained Assistance Dogs can come to the farm and are best suited to stay in Sunset View Cottage, which has laminate floors throughout and an enclosed garden. No pets of any variety are accepted due to the presence of sheep.

Are children welcome?2026-07-15T15:12:05+00:00

Yes, all ages welcome and we do now offer a folding cot + high chair which are both available on request free of charge. The matress will be covered and have a bottom sheet but we do ask ask parents to bring along their own choice of top cover please. Plates & spoons suitable for infants are also available. We do have plenty of space for ball games and playing outside subject to parents being aware that we have a very large unfenced pond in the grounds, near to cottages and for this reason young children need to be kept under close supervision when outside.

Is smoking or vaping permitted?2025-11-23T12:58:46+00:00

No. We do not allow any smoking or vaping anywhere on the farm. Please make sure that all members of your party are aware of this.

Where will I find the key?2025-11-23T13:00:41+00:00

Provided on your arrival, always near to the inside of the front door. All cottages have thumb turn locks for keyless exit, in an emergency. The key is only required to lock the cottage on exit. It is impossible to lock yourself out.

Do you provide information about the cottage?2025-11-23T13:02:04+00:00

Yes, information about the local area and Cottage can be found in our Guide Book, printed copies of which are in all of the cottages. This includes how we deal with rubbish & re-cycling and how equipment works. A local IOM Parking Disc will also be left out – there is a lot of timed parking around the Island, free of charge but where you must display your arrival time on the Disc. Emergency contact information is also included.

Is there a code for the WIFI?2025-11-23T13:04:06+00:00

Yes, this will either be provided on arrival when you are shown into your cottage or via email/message if arranged.

Is heating and hot water included?2025-11-23T13:06:43+00:00

Our combi boilers will produce hot water on demand for you, 24/7. Subject to the weather, heating may be set to either be off or on the ‘timed’ setting to provide heating am and evening. All radiators can be turned off individually, as required. All the cottages have the benefit of thick walls + modern insulation so warm up quickly and are very cosy in the autumn and winter. Please ensure that heating and lights are OFF when you go out and in general terms be mindful of energy consumption. The Island is a Biosphere and we do try to make ‘green’ choices wherever possible.

What can I do and see?2025-11-23T13:08:04+00:00

The area around us in the North of the Island caters for a very wide variety of interests, including the Ayres Nature Reserve, Wildlife Park, Ten Pin Bowling  and the IOM Motor Museum, to name just a few. At only 35m long and 12m wide, you are never far away from the numerous attractions that the Island has to offer, including the Heritage Railways, National Glens and Coastal Walks.

We offer to post out the current edition of the ‘One Stop Guide’ to you at the time of booking or later, on request. You can also download it by scrolling to the very bottom of the official IOM website page (click here)

The Guide includes a wealth of information about events and activities. Each cottage is also provided with maps and extensive information about local things to do and see.

Can I bring my bike? Can I charge my EV?2025-11-23T13:24:17+00:00

Please do! We offer plenty of undercover parking for motorbikes, vehicles and bikes. A rack for bicycles is available.

Unfortunately, the charging of electric vehicles on Ballacamaish Farm premises is expressly forbidden. We provide full information about local charging points on the Island. Guests with EVs should note that we are not insured for the charging of EVs vehicles and do not yet have a suitable/safe charging point.

Where is the nearest shop & pub? Food Deliveries?2025-11-23T13:12:24+00:00

Andreas Village is only 1.5m away and has both. Andreas Village Store stocks a wide variety of food, off-licence, newspapers etc and also houses a Post Office counter. The Grosvenor Pub serves takeaway meals most lunchtimes and evenings but is always shut on Sunday evenings and Mondays. Ramsey is 7m away for larger Tesco & Co Op supermarkets, an extensive range of independent shops and plenty of restaurants & cafes.

Both Tesco and the Co Op do deliver to our location so please arrange a delivery in advance, if that will help you.

Tesco now has multiple stores around the Island so delivery slots are easier to come by and many guests have arranged this in advance of their arrival. If you need to arrange a delivery for the day of your arrival but ahead of your ferry or flight arrival, please contact Sara to make arrangements.
